This small apartment of 40m² is in a privileged location on the top floor of a 1971 apartment building in the Pangrati district in Athens featuring – amongst others – a view to the Acropolis Hill, the district of Faliro by the sea and the Ymittos Mountain.

This small apartment of 40m² is in a privileged location on the top floor of a 1971 apartment building in the Pangrati district in Athens featuring – amongst others – a view to the Acropolis Hill, the district of Faliro by the sea and the Ymittos Mountain.

Since it had been neglected over a long period of time, it needed a deep renovation.

The elongated floor plan consisted of small separate rooms arranged in a row, without any spatial qualities and was dysfunctional as a whole.

We unified three of these rooms into a single kitchen/dining/living space, creating an additional opening to the terrace on its narrow side.

Moreover, we converted the space which had been formerly used as a living room, into a combination of bedroom and office by installing a metal-framed loft bed in it.

Regarding the very narrow bathroom space, in order to attenuate the feeling of its narrowness and as a reference to the construction period of the apartment, the 1970s, we covered the lower zone of its walls with small-sized tiles with intense coloring.
These contrast with the grey glossy finish of the upper band of the walls, contributing to the feeling of brightness of the bathroom’s space.

The kitchen opposite the entrance was designed to be as functional as possible while corresponding to the small size of the apartment. It features an artificial quartzite stone worktop and includes a washing machine. Above the entrance and bathroom doors, horizontal closets provide additional storage area.

In order to apply a sense of unity and spaciousness to the apartment, the majority of the floors’ surface was covered with large ceramic tiles measuring 90x90cm.

In the bedroom/office area we kept and restored the original marble floor.

We also restored the terrazzo floors of the large terrace and applied external thermal insulation to the exterior walls. The terrace, a little bigger in surface compared to the interior, with an area of 43m², is in itself a pleasant outdoor living space, especially in the warmer months of the year.
